The Roy Wenzlick Papers were given to WHMC by Mrs. J.W. Fullerton in November 1990 and by Scott Fullerton in 1993.

Roy Wenzlick was involved with real estate for his entire life. His father Albert had been the head of Albert Wenzlick Real Estate in St. Louis. Roy worked in the family business and in 1928 founded the Roy Wenzlick Research Corporation. In 1932 the company started publishing the Real Estate Analyst with Roy Wenzlick as editor and publisher. In 1936 he published The Coming Boom in Real Estate which made the New York Times best seller list. When the boom happened as he had predicted in his book he became a national authority on real estate investment. He received a PhD in Economics from St. Louis University in 1942.

The Wenzlick Research Corporation which did over 475, 000 appraisals, site surveys and over 60 reports on major redevelopment projects across the country including the redevelopment of the Mill Creek Valley area of St. Louis. The company also created appraisal manuals which were used in over 1600 communities.

Wenzlick was an interesting and experienced speaker and over the years gave hundreds of talks at colleges, conventions and business meetings across the country. He used giant copies of his numerous charts to demonstrate the trends in real estate and all the factors that affected such trends. He also did many radio and television talks through the years.

Wenzlick served as vocational guidance counselor for the St. Louis YMCA; Research Director of the St. Louis Post Dispatch; Member, Large Scale Operations Commission of Hoover's Housing Council in 1931; economic consultant for the capital goods division of the N.R.A. in 1933; economic consultant for the industry council of the Office of Price Administration in 1942. He was also involved with the Boy Scouts; Works Progress Administration, as well as many economic and real estate organizations.

Aside from his business Mr. Wenzlick had a great interest in old maps and collected a great many examples. He donated his map collection to Westminster College in Fulton, Missouri.


SCOPE AND CONTENT
The majority of the collection is centered on the real estate business, including the subject file which Mr. Wenzlick kept and used to predict trends in real estate. The subject files from 1970 to 1981 these make up the largest section of the collection. There is also a large amount of information on his speaking engagements and correspondence. In lesser amounts there is information about and reproductions of maps, examples of appraisals and analysis jobs. A complete run of the Real Estate Analyst.


SERIES DESCRIPTION

SERIES 1: Personal, folders 1-7
A small amount of material dealing with Roy Wenzlick's personal life. The papers dealing with the estate of his father Albert, The commencement program for his doctoral degree at St. Louis University and some notes labeled unfinished thoughts. Arranged alphabetically.

SERIES 2: Correspondence, folders 8-24
The correspondence is divided into three categories, personal, business and speeches. arranged chronologically.

SERIES 3: Speeches, folders 25-55
Wenzlick spoke at many conventions, business meetings and seminars. The series contains some of these talks as well as announcements and programs from his talks. Arranged chronologically.

SERIES 4: Appraisals, Studies and Manuals, folders, 56-96
The Wenzlick Research Corporation did over 475, 000 appraisals. This series contains samples of some of the more important jobs, including the analysis of the Mill Creek Valley urban renewal project. Also includes manuals designed for appraising real estate. Arranged alphabetically.

SERIES 5: Writing of Roy Wenzlick, folders 97-108
Wenzlick wrote a New York Times best seller in 1936 which boosted him to national prominence as a real estate guru. The series includes this work as well as many other examples of his writing. Arranged alphabetically.

By far the largest of the series the files are collections of newsclippings, articles and other data Wenzlick used to chart his predictions for real estate. Arranged alphabetically.
